Real Estate is a High Pressure industry- that is why clients need a Qualified professional to represent them:

When dealing with High Net worth individuals, Attorneys, Real estate agents, or even your clients. ( buyers or sellers).  Approach everyone with  professionalism, do your research and communicate efficiently.  In many instances,  (typically during larger transactions) As a listing agent, buyers broker or loan officer you may be faced with obstacles that can impede your closing.  Your function here is to stay calm, (the client will need that) look at all angles of the deal.

Come up with solution, that is amenable to all. During these transactions,  ( the larger the dollar amount the worse) people may try to initiate conversation with a contentious tone, this does not help anyone. Always keep your cool, the objective opinion in the transaction is what your client has engaged you for. This is when you need your creativity and clarity, the voice of unbiased reason.  That is your Value,  Check your  ego, make sure you keep a calm head during the sometimes bumpy road. Client’s needs and goals come before your own  – The HGRN Standard.

Click and Close Program

I am writing to bring your attention to another service the HGRN Commercial Lending platform has added. The “Click And Close Program” is a service we provide at no additional cost, its sole function is to further serve our clients. This program is not required to transact with HGRN but was an option reserved for only our Private Clients in the past.

The “Click And Close Program” allows us to close anywhere within the 5 Boroughs of NYC, Westchester, Long Island and Northern NJ. For example: client’s home, their office, your office, the gym, the beach club etc. Saving our client’s Time and Money!

Click And Close Program Overview:

  1. HGRN to order the Title Searches through our designated Third-Party vendor. This allows us to manage all facets of the loan process, so we stay on track and our client’s loan closed quickly. My team closes on Average in 28 days or less.
  2. Our client will receive closing documents and settlement statement, 48 hours in advance of the scheduled signing date for their review.
  3. An Attorney or closer from the title company will come to the location and at the time of our client’s choosing.
  4. With the client having the opportunity to review docs 48 hours in advance of the closing, the actual execution of our documents on the signing day, should take no longer than 20-30 minutes of their time. HGRN Click And Close. The closing is a formality.
  5. HGRN will give a credit of $1,000.00 towards your closing costs. (*On certain products)
  6. How can we do this for you? Standard Bank work I.E. CEMAS, Payoffs, Title review etc. are performed “in-house”, here at HGRN. This allows us to eliminate the need for an approved lender attorney to be hired and perform the actual closing. By taking this work in house, this ultimately saves your customer $1,000’s, when compared to what our competitor banks charge for their lender attorney’s fees. Our in house legal staff is fully bilingual. (Se habla español)

Culture Matters

What is culture?  Culture is a way of life.  And in business, it is extremely important to Execute your vision for the enhancement of all involved.  At HGRN, our culture consists of gratitude mixed with a demand of execution.  I have learned that “My Team” is “My Company,” rather than the actual real estate transactions that we represent.   There is nothing more important than the continuous progression, development and success of my team.

The establishment of your company culture will determine what your company will personify.  There is no greater fulfillment than seeing my agents and loan officers succeed.  Their success is my success.  As the leader of HGRN, achieving and maintaining a positive work culture is always a top priority.  My loyalty to them is simply a reflection of faith they have entrusted in me to be their leader.   A team Culture with accountability and a common goal, will help propel your company to the highest levels. Relationships Over Transactions

About a month ago, I had been working on securing a loan for a client, who was also a close friend.  My client, and his wife, were nervous during the process, particularly at the date of closing.

The closing was held in CT at my Clients’ attorney’s office.  When we arrived at the law firm, I was introduced to the realtor and attorney that were working on this deal.  Both were very courteous and professional.  But the realtor mentioned something that really stuck with me…I spoke to the clients in the beginning of the search, about seeing another mortgage broker, but they said,  ‘no need’ .”  Initially, I paused… then I smiled and said “thank you.”  [at that moment] I wasn’t sure how to interpret that statement.  Afterward, I realized that was a professional compliment.

The moral of this brief story is that I am able to make a living doing something I really enjoy. The income that is generated from my business is a by-product of my passion. My passion is to help people, close their transactions.  And for this, I am extremely grateful.

I take pride in every role I play:  Real Estate broker, Commercial Lender, Loan Officer, or just a friend that gives someone advice on a transaction in which I have no professional involvement whatsoever.

The essence of the business, is closing the deal I help clients purchase their first homes, second homes, or investment properties.  I make sure to get them access to the best financial products, making it as stress-free for the client, as possible.

Your clients become faithful to you based on the service you provide.  This transaction (in most cases) is the largest financial transaction of your clients life. Therefore, they want a qualified professional in their corner, someone who has their back and knows all the rules.  The secret is to put their goals first!
